Why the municipality matters
Two similar homes can have different tax bills
In this part of New York, a Westchester or Putnam address can sit in a village, a city, or a hamlet within a town. Village homes pay village taxes on top of town, county and school taxes. City homes pay city, county and school taxes. A mailing address does not always match the municipality, and the school district can differ from the town. Each town page below notes how it works there. For any specific home, confirm the municipality and school district from the tax bill or the county and town records.
Westchester County
Westchester towns
Armonk
A hamlet in the Town of North Castle. No village government, so homes pay town, county and school taxes.
Bedford
The Town of Bedford, which includes the hamlets of Bedford (Bedford Village), Bedford Hills and Katonah.
Briarcliff Manor
An incorporated village spanning parts of the Towns of Ossining and Mount Pleasant. Village taxes apply, and which town a home is in affects the bill.
Chappaqua
A hamlet in the Town of New Castle.
Cortlandt
A town in northwestern Westchester with the hamlets of Cortlandt Manor, Montrose and Verplanck and the villages of Croton-on-Hudson and Buchanan.
Croton-on-Hudson
An incorporated village within the Town of Cortlandt. Village homes pay village taxes in addition to town, county and school taxes.
Katonah
A hamlet mostly in the Town of Bedford, with some Katonah addresses in the Town of Lewisboro.
Mount Kisco
Both a village and a town with the same boundaries, so homes pay one local tax plus county and school taxes. Some Mount Kisco addresses are in neighboring towns.
Ossining
The Village of Ossining sits within the Town of Ossining, which also has unincorporated neighborhoods outside the village.
Peekskill
A city in northwestern Westchester. City homes pay city, county and school taxes rather than town taxes, and some Peekskill addresses are in the Town of Cortlandt.
Pleasantville
An incorporated village within the Town of Mount Pleasant. Village homes pay village taxes in addition to town, county and school taxes.
Somers
A town with several hamlets, including Granite Springs, Lincolndale and Shenorock. No village government.
Yorktown Heights
A hamlet in the Town of Yorktown and Daniela's home base. School districts differ across the town, so confirm by address.
Putnam County
Putnam towns
Brewster
A small village in the Town of Southeast. Many Brewster-address homes are outside the village, and only village homes pay village taxes.
Carmel
The Town of Carmel, which includes the hamlets of Carmel and Mahopac. The hamlet of Carmel is the Putnam County seat.
Mahopac
A hamlet in the Town of Carmel, just over the Westchester line.
